What types of properties do you rent?

What is the process to become a tenant?

It’s fairly straightforward but before you begin an application, YOU MUST review our minimum eligibility criteria to make sure you qualify.  We require a credit score of at least 600 and a gross income 3x the monthly rent.  If you do not meet these criteria, our automated screening system will reject your application and it will not be forwarded to us.  We also recommend that you look at the homes you are interested in prior to submitting an application to confirm that they meet your needs and expectations.  Once your application is submitted, and processed by our system, we will conduct further review of your application to include verification of employment, rental history, criminal history and the like.  Our properties are not filled on a first-come basis, but rather we carefully review all information provided by all applicants before we make a decision.  This process can take up to 2 weeks. If approved as a tenant, how soon can I move in?

Assuming all required funds are received by us, you can move in as soon as you sign your lease.  We will accept cashier’s checks, money orders or ACH thru a credit card.

 

I have special circumstances.  Do you ever make exceptions to your application requirements?

No.  In order to comply with fair housing regulations, we do not make exceptions to our minimum qualifications of credit score and gross income.

 

Do you ever rent for a shorter term than one year?

No.  We want long-term tenants that we can establish good landlord-tenant relationships with.  Our goal is NOT to have our properties change tenants frequently.  We value stability.

 

Are utilities included in the rent?

No. We believe that, as a tenant, you should be responsible to the utility companies and pay for the utilities that you use.  This also allows you to contact them if you have problems or concerns.

 

Are appliances included?

Most of our homes may have appliances. Appliances typically provided will be limited to refrigerator, stove (or cooktop/wall oven), microwave and dishwasher. If there are appliances in the home, they will be in working order upon move-in and this will be verified by the tenant via our move-in checklist.  These appliances must be in working order when the tenant vacates or there will be a fee to repair/replace. Maintaining these appliances will be the Tenant’s responsibility. Please Note some homes do not have all of these appliances and you will need to supply your own.

 

How long will my application stay current?

If you are not approved for the property you applied for, we will keep your application current, if you request us to do so, for up to 3 months.  During that period, if you see a home that interests you, please contact us.  A new application will not be required. After 3 months, you will be required to reapply.

 

How Long can I stay in a property?

We value long term tenant-landlord relationships. We would love all our tenants to stay forever! Our policy is that home inspections are done yearly and if a tenant is taking good care of their home, paying on time, and wishes to renew their lease we will make every effort to facilitate tenants staying.  Under these conditions, Tenants will be offered a lease renewal with a minimal rent increase dictated by market rent. Unfortunately our business expenses such as taxes, insurance, maintenance and repairs increase yearly and we do increase rents each year.
